Buying A House With Unpermitted Additions


This is a very individual decision. If the modifications were made to the home without permits, you may be required to obtain permits and have the work inspected to ensure that it meets current building codes. There are many cases in which it is difficult to obtain financing on a property where additions were not permitted. Additionally, the permitted addition may not be included in the appraiser’s valuation of the property, which can affect your ability to get a loan..
We recently had a client under contract on a home where a previous owner had enclosed the carport to provide extra living space. The Buyer’s lender would not finance the home due to the fact the city requires all single-family houses to have covered parking. In this case we ended up cancelling the contract because there was not sufficient space left on the property for covered parking to be added.
If you are paying cash or have a large down payment so that financing is not an issue and the property suits your needs, you should still proceed with caution. A thorough home inspection will help assure that the structure is sound and worthy of your investment.
