If you've lived in your home for any length of time, when you are ready to sell there are several things you can do to make it most appealing to the widest audience of potential buyers.
Embrace your OCD -- Organize, Clean and Declutter. Hire a professional to get into every nook and cranny to make it spotless.
Light it Up -- Make sure all of your light bulbs are working, and turn them on when you know someone is coming by to look at your home. Open the curtains/blinds. Clean the Windows. Remove sun-darkening screens from the windows.
Get an Inspection -- take care of any items the inspector points out BEFORE the buyer has a chance to discover them. A "laundry list" of little items can be a sign to a buyer that you have not taken good care of this home and they may lose confidence in the purchase.
Create Curb Appeal -- Landscape will be seen before they even get out of the care. Make sure your lawn is manicured, bushes sculpted, and flowers blooming.
Update flooring -- At the very least, make sure it is spotlessly Clean. If carpet is severely worn, replace it.
Provide a Blank Slate with your Paint -- Freshen up Walls, Baseboards and Trim with Neutral colored paint.k
Make sure your Roof is in Tip-Top Shape
Paint the Exterior -- Adds to your overall Curb Appeal.
Update or Remodel Kitchens and Bathrooms -- Something as simple as matching appliances and new hardware on the cabinets and drawers can make a big difference in appealing to buyers.
A Picture Paints a Thousand Words -- post high quality pictures on line, since the majority of home-buyers start looking on the internet.
