Having this done ahead of time makes the escrow process much more smooth and reduces the possibility of "surprises."
Reduce Contingencies.The AAR Purchase Contract already has several contingencies written in to protect the Buyer. Resist the urge to write in additional language that provides numerous escape routes and otherwise complicate the process.
Write a "Clean" Offer. Be willing to pay for your own closing costs, appraisal, and inspections instead of asking the seller to cover those items for you. If the Seller sees Dollar Bills flying out her hands while reviewing your offer, she may be hesitate to do business with you. The fewer calculation the seller needs to make while reviewing your offer, the more likely you will get your offer accepted.
