Overview Of The Home Purchasing Process Part 1

Many people are overwhelmed with the idea of purchasing a home.  However, knowing the steps to buying a home can make the process much smoother.  This blog will outline the overall steps in purchasing a home.  Today we will cover the process up to viewing the properties.   

Overview of the Home Purchasing  Process

1) Select a Real Estate Agent
The first step can be overlooked in the process and sometimes people do this step after they find their perfect home only to find out the home is no longer on the market or is out of their expected price range.  When you decide you want to look for a home to purchase, your first step should be to find a real estate agent to help you with the process.  

2) Obtain Financial Pre-approval
In Arizona, you can not submit an offer on a house without a pre-approval letter or a proof of funds letter.  After you select your real estate agent, you should talk with a lender to get a pre-approval letter and know what your price range is for a house.

3) Buyer's Consultation
Once you have obtained a pre-approval letter, an important step is to meet with you real estate agent and discuss what you are looking for in a home.  During this meeting, your real estate agent will see what your want in a home, what you need in a home, and what your deal breakers.  

4) Select Properties
After the consultation, your real estate agent will set you up on a portal to see the most current homes available with your search criteria.  Some people prefer to have hundreds of results while others prefer only a few homes.  As you look at the portal, you can make comments and hit like or dislike for each home.  These notes will be helpful for agent to see your tastes in homes.
5) View Properties
Now that you have some homes you liked on the portal, the next step is to view the properties in person.  The best way to view the properties is to contact your real estate agent and request to see a property on a certain day.  It is best to give your agent a 1-2 hour window that you want to view the property.  The agent will then reach out to the listing agent to make arrangements to see the property.  Note:  Sometimes 48 hour notice is required to view properties.
