TRUST - TOUR - TRANSACT

Have a TRUST-Building consultation First.  Purchasing a home for your family is a major life-style and financial decision. Meet with the Realtor you are considering in their office before you commit to working with him or her.  Tell them about your lifestyle, where you work, what you expect when you hire them.  Ask about the Realtor's experience, standards of practice, preferred methods of communication, and expectations of you if you become their client.  Having this fact-finding interview will help you discover if you have the same values and whether you can trust this person.  Over the next several months you will spend quite a bit of time together.  

TOUR Homes together.  During your initial Trust-building consultation your Realtor will also help you uncover the *Must-Haves* and the *Really Awesome -- But Optional* features of the home you want to purchase.  Keep good notes of each home you see as you experience it.  After touring several properties at a time, they WILL become blended in your mind if it's not written down.  Ask your Realtor to take notes as well so that you can compare at the end of your tour.
