Townhouse or Condo -- What is the difference?
With a condominium you own the interior air space solely, as well as an undivided interest in the real property including the structures within the community. With a townhome you own your portion of the structure and the real property directly underneath it as well as an undivided interest in the common real property.
Townhome and Condo communities typically have Homeowner's Associations (HOAs) that collect fees from its owners to cover the costs of many items that a single-family home owner would pay individuals. These items may include the following:
Insurance for the structure
Roof repair and/or replacement
Water
Sewer
Garbage collection
Basic cable tv
Maintenance for community amenities such as pools, spas, fitness rooms, and landscaping
Practically, townhouse or condo living can simplify your home-owning "to-do" list since many of the maintenance items are taken care of by the association. Imagine swimming in a pool that you didn't have to clean, enjoy grassy areas that you didn't have to mow, walk on sidewalk that you didn't have to sweep. Sounds like a little slice of heaven to me.
