Do you remember the days of depreciating home values is Mesa Arizona? Short Sales and Foreclosures at every turn? The media- newspapers TV – everyone was talking about the declining property values in Mesa Arizona. Well, the story has changed. Hello, I’m Kevin Rodgers with The Rodgers Team Red Brick Realty in Mesa Arizona and I can tell you the housing market in Mesa Arizona  has changed.

Let me explain

I remember meeting with Mesa home owners,  they would tell me “I own more than my home is worth” “I’m upside down!” “I’m Underwater”  What can I do? In the old days ( 24 months ago) I might recommend a loan modification, a short sale, government programs, HARP, HAFA, the list goes on and on. The goal, was to prevent the “F” word – Foreclosure. All of these could have been fixed with one act. The increase in property value.

Well, that act has come. In my 13 years of selling real estate in Mesa Arizona I have only seen a housing market like the one we are currently in once. So have you. It was 2004 and 2005.  Today, there are only 23,000 homes for sale in the greater Phoenix metro area. That may not mean much until you compare it with the 50,000 plus homes for sale {most of them REO and short sale} back in 2008.

This lack of homes for sale has resulted in the increase in property values in Mesa Arizona. In some areas that increase is as much as 30% in the past 12 months! This means your average $100,000 home in Mesa Arizona is now worth $30,000 MORE. What would you do with an additional $30,000? Would you buy a bigger home? A smaller home? Pay for college? Buy a new car? Pay off credit cards? Go on vacation? The point I’m trying to make is this: You now have options,
