While it may seem that all of us Realtors are created equally, this is far from the truth. There are Realtors that are professional full time agents who know their contract and have systems in place to ensure that a deadline is never missed and there are those that just do what they have to earn a paycheck. It is very important to work with an educated Realtor with systems to ensure that your best interest is priority.
Recently we accepted a contract on one of our listings, the contract was so poorly written it required us to counter all of the blanks. After several attempts to obtain a signed pre-qualification, we were able to get in touch with the lender and obtain a loan status update showing us the process but as of day 11 of the contract we still did not receive required documents with signatures. We have a 10 day inspection period in which the buyer has an opportunity to accept, request repairs or reject the property, in this case we received that they rejected the property on day 11 after the expiration of their inspection period. At this point the sellers have demanded the earnest money due to receiving the cancellation after the time frame outlined in our purchase contract.
Be careful and make sure you choose an agent wisely as it could cost you money if they are unable to meet deadlines.
